Is it time to replace your roofing system?

We understand. Replacing a roof is not exciting or fun like getting a bathroom or kitchen remodel. But, your roof is what protects the rest of your home from leaking, mold and structural safety.


Knowing when to replace a roof is easy, taking action to replace an old roof is not. But if you know what the criteria are and you understand the value of a strong Roofing System, and want to avoid damage to the interior when it does leak, you will be more inclined to take action sooner than later.


Below are clear signs that your roof should be replaced soon.


My Roofing System is over 20 years of age.

If you have an asphalt shingle roof, it will typically last 20 or so years before it needs to be replaced, shingle companies have data that show the average roof replacement occurs at 19 years. If your roof was installed before 2005, it’s worth having it inspected by a professional. If it’s older than 20 years old, we recommend replacing the entire Roof System.


My Roof is missing shingles, flashing or dripping edge. High winds can blow shingles & flashing off of a roof, or it can bend, crease or otherwise damage the shingle. Creating pathways for the water to enter your home and wreak havoc. If you have missing shingles caused by a storm you may be eligible to file a claim with insurance and they could pay for the entire replacement costs.


My Gutters are lined with granules. Granule loss that appears in gutters is a definitive sign your roof should be replaced soon. The granules are what protect your roof and your home. If they are laying in the gutter, they are not working.


My shingles are curling, cracking, dry, or blistering.

These things happen due to age, bad roofing system in general and specifically from poor ventilation of the attic space. If you see these things, don’t delay.


My roof has Nail Pops (nails have pushed out through shingles)

As you can imagine, the holes where the nails were are now allowing water to get under the shingle and underlayment and to your roof wood decking. This causes wood rot and begins to affect the strength and integrity of your roof. This happens due to poor install or ventilation.


My Roof has dark streaks, algae, moss or other growth.

This occurs due to age, poor ventilation or little or no sunlight hitting the roof. Leads to moisture collecting and algae/moss growth and ultimately permanent damage to the roof system. usually appear when granules begin to fall off shingles.


My ceilings have water damage inside your home or attic.

If you have water leaking into any parts of your home or attic, there’s a good chance that your shingle underlayment is inadequate or flashing on your roof has deteriorated. Mold and mildew can result from inadequate roof ventilation.
